The property: Coplow Lodge Farmhouse sits centrally within its own land and is accessed from the Tilton Road along a long tree lined drive ending in a generous parking area beside the house. The house is unlisted and is constructed of stone with a later brick extension and arranged over two floors. The front door opens onto a central hall with the stairs directly ahead. To the right is the drawing room with a stone fireplace inset with a wood-burning stove and a door opening onto the garden. To the left of the hall is the sitting room and this too has a fireplace with a wood-burning stove and built-in cupboards. Adjacent to it is a cloakroom. Beyond the sitting room is the kitchen which has a four oven Aga, a separate oven and hob, a range of fitted farmhouse style units, a central island and a breakfast area. The kitchen has an outside door which opens into a conservatory porch area which acts as a boot room. Beyond the kitchen is a dining room and this leads to a study. Upstairs, there is a galleried landing to the principal bedroom, which has an en-suite bathroom. There are four further bedrooms and two family bathrooms.
Outside: Adjacent to the study is an outbuilding which forms one side of an internal courtyard in which is a utility room and two further storerooms. Additionally, there is a garage and a separate building with two carports and a log store. The garden wraps around the house and is mainly set to lawn with well stocked borders and a high hedge. Beyond the parking area is an American style barn with generous stabling, a tack area, feed store, machinery storage and a turnout area. This leads through to a manège. The house sits centrally within the land which consists of fenced paddocks with water and mature woodland.
Location: Coplow Lodge Farmhouse sits in beautiful Leicestershire countryside in a wonderfully rural position just to the north of Billesdon village and the A47. There are good rides and bridleways nearby and the house sits within ‘Quorn Friday’ hunt country and the ‘Cottesmore Tuesday’ and ‘Fernie Saturday’ hunts are also easily accessible. Billesdon (1 mile) is an active village, with doctors’ surgery, primary school, tennis club and local services, including public house and restaurant, whilst Tilton on the Hill (three miles to the north east), has a village shop, post office and garage. The property is almost centrally positioned within a diamond between the market towns of Uppingham (east), Market Harborough (south) and Melton Mowbray (north), with the regional centre, Leicester, to the west. The area is blessed with a choice of good state and public schools, as well as a wide range of recreational activities, including sailing and fishing at Rutland Water, just 14 miles away.
Directions: From Market Harborough take the B6047 north turning left onto the A47 towards Leicester. After 1 km take the first right along Coplow Lane following it to the T junction with Tilton Lane. Turn right and Coplow Lodge Farm is the first right after about 900m.
